Q21 Why did Lower Crumpsall Estate get both new kitchen and bathrooms plus rewires and the rest of us are only being offered one or the other. It seems very unfair

A This was one of the last schemes to be undertaken by Manchester City Council prior to the 5 year plan being developed. The bathrooms were not replaced, but decorated and minor fittings renewed. Unfortunately the option of providing a kitchen and a bathroom for everyone will not be possible with the funding that is available to Northwards Housing from the Government. Failure not to do one of the two options would leave us unable to meet the Government's Decent Homes standard.

Q20 Are the people who are fitting our double glazing being penalised for all the delays. Windows were only delivered to site 29 and 30 June. Job not yet started, why all the delay?

A The delay to the start of the scheme was caused by a change of window design. The change of design was agreed following full consultation with both the tenants association and Northwards Housing. The contractor is not responsible for any delays and therefore can not be penalised. Every effort will be made to ensure that the works run smoothly and to timetable.

Q19 Just how soon are you going to start the regeneration on Benmore Road area? It seems Harpurhey - Victoria Ave have had a lot done already.

A A window and door replacement will start later this financial year and a kitchen or bathroom renewal programme will start in 2008/09. All information on the 5 year investment programme (subject to funding) will be placed on the Northwards web site no later than the 31st October 2006. Residents will be able to find out what quarter of which year works to their property are scheduled for and what those works are. Also, no later than 6 months ahead of the provisional quarter start date the web site will confirm the actual week that works will start.

Q18 Please tell me when you are starting work on the bathrooms, I've been a tenant from day one, I've been here 40 years and looked after the property?

Q17 When will my kitchen be repaired? (30 years old) Gas boiler old and out of date (casing can not be repaired). Please call and see.

A Your property is included in a kitchen or bathroom renewal scheme starting in this financial year. We will assess the boiler at the same time and renew it if required.

Q16 We have lived in this house 28 yrs after years of the council patching up the kitchen with odd bits of wood and the odd screw here and there. We ended up repairing cupboards ourselves with the odd piece of palate wood. When can we expect to get our kitchen done? Will it be sooner or later?

A Your property is programmed for kitchen or bathroom replacement in 2009/10, however if you have repairs needed in the meantime to you should report them in the usual way.

Q15 You mention improvements to the houses but not flats. We were told we would be getting new kitchens, no flats are mentioned, are we flat dwellers not included?

A People who live in flats and still pay rent to Northwards Housing will receive the same improvements as those living in houses.
